Signs It’s Time to Call a Roofer

Most roof problems start small. Catch them early and they’re usually quick and affordable to put right. Get in touch if you spot any of these:

  1. Missing or slipped slates

Gaps in the roof, or slates and tiles lying on the path after a windy night.

  2. Damp patches indoors

Stains on bedroom ceilings or around the chimney breast after rain.

  3. Cracked ridge mortar

Ridge tiles that look loose, or crumbling mortar along the top of the roof.

  4. Tired chimney stack

Eroded pointing, cracked flaunching or lead flashing pulling away.

  5. Leaking guttering

Water running down the walls, dripping joints or gutters full of moss.

  6. Worn flat roof

Puddles, blisters or splits on a garage, dormer or extension roof.

01 · Roof Repairs

Roof Repairs in Harrogate

Harrogate’s exposed position means wind, frost and driving rain find every weak spot. We track down where water is really getting in and repair it properly – slates, tiles, ridges, valleys and lead – so it stays fixed.

A good repair starts with finding the cause. Leaks rarely appear directly under the fault, so we check the roof and, where possible, the loft before recommending anything. You’ll get photos of what we’ve found and a fixed price.

We repair natural slate roofs on the town’s period properties as well as concrete and clay tiles on newer homes, matching the existing materials so the repair blends in.

  • Cause found, not guessed
  • Photos of the problem
  • Fixed price up front
  • Repair before replace
  • Matching slates & tiles
  • Site left tidy

02 · New Roofs

New Roofs & Re-Roofing in Harrogate

When a roof has reached the end of its life, patching it every winter costs more in the long run. We strip and re-roof Harrogate homes in natural slate or modern tiles, with every layer underneath done properly.

Many Harrogate roofs are now well over a century old. Nails corrode, battens rot and the original felt – where there is any – breaks down, so slates start slipping all over the roof rather than in one spot.

We manage the whole job: scaffolding, stripping, checking and repairing timbers, breathable membrane, new treated battens, then your new slates or tiles with ridges, verges, valleys and leadwork finished neatly.

  • Materials agreed first
  • Stripped in stages
  • Timbers checked
  • Breathable membrane
  • All waste removed
  • Guaranteed workmanship

03 · Flat Roofing

Flat Roofing in Harrogate

Old felt flat roofs split, blister and leak. We replace them with seamless GRP fibreglass or single-sheet EPDM rubber – long-lasting, low-maintenance systems for extensions, garages, dormers and commercial buildings.

From kitchen extensions in Pannal to garages in Bilton and dormers on terraced streets, flat roofs are everywhere in Harrogate – and they’re often the first part of a home to leak.

We strip the old covering, replace rotten decking, add insulation if you want it, and finish with new trims and outlets so water drains away properly. Where the roof is still sound, we’ll repair it instead.

  • Old felt stripped
  • Rotten decking replaced
  • Insulation options
  • GRP or EPDM
  • New trims & outlets
  • Guaranteed workmanship

04 · Chimney Repairs

Chimney Repairs in Harrogate

Harrogate’s period homes often have tall, exposed chimney stacks that take a battering from the weather. We repoint, re-flaunch and re-flash brick and stone chimneys to stop leaks and keep them sound.

When mortar erodes, flaunching cracks or lead flashings lift, rain runs straight down the stack – often showing up as damp on a chimney breast or bedroom ceiling.

We inspect the stack, explain what’s causing the problem and carry out the repair, using lime-based mortars on older stone chimneys where they suit the building.

  • Brick & stone stacks
  • Lime mortar where suitable
  • New lead flashings
  • Pots refixed or replaced

05 · Gutters, Fascias & Soffits

Gutters, Fascias & Soffits in Harrogate

Leaking gutters soak walls and spoil stonework. We replace rotten timber fascias and soffits with low-maintenance UPVC and fit guttering and downpipes that carry rainwater away properly.

Overflowing or dripping gutters are one of the most common causes of damp walls and stained stone we see in Harrogate – and one of the easiest to fix.

We can repair a single leaking joint, renew a run of guttering or replace the whole roofline in one visit, with a choice of colours to suit your home.

  • UPVC fascias & soffits

06 · Damp Proofing & Plastering

Damp Proofing & Plastering in Harrogate

Damp walls, peeling paint and musty rooms are common in Harrogate’s older stone homes. We find out whether it’s rising damp, water getting in from outside or condensation, fix the cause and re-plaster the walls.

Treating the wrong type of damp wastes money. In solid stone walls the cause is often outside – failed pointing, a leaking gutter or a roof defect – rather than rising damp from the ground.

As roofers and builders we can put those outside defects right ourselves, then remove salt-damaged plaster and re-plaster or re-skim so the walls are ready to decorate.

  • Right treatment

07 · Rendering & Repointing

Rendering & Repointing in Harrogate

Harrogate stone looks superb when it’s cared for. We repoint stone and brick with the right mortar, and apply render, K-Rend and pebble dash to protect walls and chimney stacks and refresh the look of your home.

Worn pointing and cracked render let rain soak into the wall, and each winter’s frost does more damage. Left too long, damp starts to show inside.

On traditional stone we’ll recommend breathable lime-based mortars where suitable, matched in colour and finish to the original pointing so the wall looks right.

08 · Building & Patios

Building & Patios in Harrogate

Our builders also create outdoor spaces that last – Indian sandstone and porcelain patios, garden and retaining walls, raised beds and fencing, all built on proper foundations.

A patio is only as good as what’s underneath it. We excavate, lay a compacted sub-base and set the right falls so paving stays level and water drains away from the house.

Sloping gardens are common around Harrogate – retaining walls, steps and raised beds can turn awkward levels into usable space.

  • Site survey & layout
  • Excavation & sub-base
  • Correct falls & drainage
  • Walls & steps
  • Raised beds & fencing

Questions

Roofer in Harrogate – your questions answered

Can’t see your question here? Give us a ring on 07482 333 160 – we’re happy to talk it through.

Do you give free roofing quotes in Harrogate?

Yes. We’ll visit, inspect the roof and give you a fixed written quote with no obligation. You can also WhatsApp us photos first for an idea of what’s involved.

What kind of roofing work do you take on?

Roof repairs, re-roofs in natural slate and tile, GRP and EPDM flat roofs, chimney repairs, leadwork and gutters, fascias and soffits – plus damp proofing, plastering, rendering, repointing and building work.

Do you work on Victorian and period properties?

Yes. Much of Harrogate is Victorian and Edwardian stone with natural slate roofs. We match slates, use appropriate mortars and renew leadwork carefully, and we’ll advise if anything needs checking with North Yorkshire Council in a conservation area.

Will you repair my roof or try to sell me a new one?

If a repair will do the job, that’s what we’ll quote for. We only recommend a re-roof when the roof has genuinely reached the end of its life, and we’ll show you why.

Are you insured?

Yes – all our work is fully insured and our workmanship is guaranteed. We’ll explain what the guarantee covers when we quote.

Which parts of Harrogate do you cover?

All of Harrogate and HG1–HG3, including the Duchy, Bilton, Jennyfields, Starbeck, Harlow Hill, Pannal and Killinghall, plus Knaresborough, Nidderdale and the surrounding villages.

Do you work for landlords and businesses?

Yes. We work for homeowners, landlords, letting agents and commercial premises on both pitched and flat roofs.

How soon can you come out?

We’ll arrange a survey as quickly as we can. If water is coming in, tell us when you call and we’ll do our best to make the roof safe and watertight quickly.

How much is a roof repair in Harrogate?

It depends on the fault and the access needed – a few slates is very different to a valley or a whole ridge. After a free inspection we give you a fixed written price.

Can you match old Welsh slates?

Usually, yes. We source new or reclaimed natural slate to match as closely as possible, which matters on Harrogate’s Victorian and Edwardian homes.

How much does a new roof cost in Harrogate?

It depends on the size and shape of the roof, slate or tile, scaffolding, chimneys and any timber repairs. We’ll give you an itemised written quote after a free survey.

Do I need permission to re-roof in a conservation area?

Like-for-like replacement often doesn’t, but listed buildings and some conservation areas in Harrogate have restrictions. We’ll advise you if you should check with North Yorkshire Council first.

Should I choose GRP or EPDM?

GRP gives a rigid, seamless finish that suits visible roofs and light foot traffic. EPDM is a flexible single sheet that suits larger, simpler roofs. We’ll recommend the right one for yours.

How long does a flat roof replacement take?

Most garage and extension roofs take a day or two, depending on size, weather and whether the decking needs replacing.

Why is there damp around my chimney breast?

Usually rain is getting in through failed flashings, eroded pointing, cracked flaunching or an open flue. We’ll inspect the stack to find the cause.

Do you repair stone chimneys?

Yes – brick and stone. On older stone stacks we’ll recommend lime-based mortar where it suits the building.

Should gutters and fascias be replaced together?

If the fascias are rotten the gutters have to come off anyway, so doing both at once usually saves money overall.

Can you just fix a leaking gutter joint?

Yes. Single leaks, loose brackets and damaged sections can be repaired without replacing the whole run.

Is my damp problem rising damp?

Not necessarily. In older stone properties penetrating damp and condensation are very common, so we check gutters, pointing and the roof before recommending anything.

Do you plaster after treating damp?

Yes – we remove salt-damaged plaster and re-plaster or skim so the walls are ready to decorate.

What mortar should be used on Harrogate stone?

Soft, older stone usually needs a breathable lime-based mortar rather than hard cement, which can trap moisture and damage the stone. We’ll recommend the right mix for your wall.

What is K-Rend?

A modern through-coloured render. The colour runs right through, so it doesn’t need painting and resists cracking and fading.

Indian sandstone or porcelain?

Sandstone has a natural, varied look; porcelain is more uniform, very hard-wearing and easier to clean. We’ll bring samples to help you choose.

Can you build on a sloping garden?

Yes. Retaining walls and steps can create level, usable areas, built with the right foundations and drainage.
